Administrator Jennifer Bromeland presented the Planning Commission’s recommendation and staff summary for a variance request at 300 Concetta Trail.
The applicant asked to locate a non-footing accessory structure (shed) approximately two to three feet from the rear property line rather than the five-foot setback required by the zoning ordinance, citing site topography and drainage constraints that limit buildable locations. The Planning Commission held a public hearing with neighborhood notice and received an email of support from an adjacent property owner. The commission found practical difficulties due to topography, determined the circumstances were unique to the property and not created by the owner, and concluded the request represented the minimum relief necessary. It recommended approval with conditions: the shed must be on a movable gravel base (not a permanent foundation), anchored per building code, permits obtained before installation, and the property owner must relocate or remove the shed if utility providers require access; the approval does not alter easement rights.
Council Member Nick Lewis moved and Council Member Anthony White seconded to approve the variance with the stated conditions. The motion carried with all members present voting in favor.
