Commission backs one-year trial to allow certain pre-2005, two-acre nonconforming parcels for residential use

The Jones County Planning and Zoning Commission voted Dec. 9, 2025 to recommend changes to the county zoning ordinance that would permit non-conforming parcels split prior to Dec. 1, 2005 and two acres or larger to be used for residential purposes without a variance. The measure would shift review of these cases to the Land Use Administrator rather than requiring a formal variance process; Janine Sulzner said the change should be tried for one year and then reviewed.
The commission opened the public hearing on the proposal at 4:44 p.m., discussed the administrative review process and possible impacts, and closed the hearing at 4:52 p.m. A motion by Sulzner, seconded by Kris Doll, approved a recommendation to the Board of Supervisors; the vote was recorded as unanimous. The recommendation will be forwarded to the Board for its consideration. The commission scheduled its next regular meeting for Jan. 13, 2026, with an application deadline of Dec. 23, 2025.
