Planning commission approves CW Barner Addition final plat, grants variances

The Jones County Planning and Zoning Commission approved the final plat for CW Barner Enterprises LLC—parcel 2019-12—in the SW 1/4 of the NE 1/4 of Section 20 in Fairview Township at its Dec. 9, 2025 meeting. Chairperson Tim Fay opened the public hearing and, after staff and participants outlined required variances, Janine Sulzner moved and Lowell Tiedt seconded approval of the plat with the listed exceptions; the motion passed unanimously.

The commission granted variances to Section 2 (Streets and Access Points) because the subdivision does not provide two access points and relies on an easement through Lot 2 for access to Lot 1 off 230th Avenue, and to Section 3 (Interior Street Standards/Article V) because no interior street, cul-de-sacs or bus turnarounds are proposed. The commission also addressed stormwater and erosion controls: a variance to Section 7 (Storm Water Pollution Prevention Plan) and to Article VII, Section P, was approved with the condition that a Storm Water Pollution Prevention Plan be submitted if more than one acre is disturbed and that a soil erosion and drainage control plan prepared by a licensed engineer must be filed with the Jones County Land Use Office before land disturbance occurs. The Jones County 911 Coordinator, Gary Schwab, requested that the address for Lot 2 (the lot with the car wash) be changed to an address off 230th Avenue; commissioners acknowledged that request during the hearing. The vote was recorded as Janine Sulzner—aye; Tim Fay—aye; Lowell Tiedt—aye; Kris Doll—aye. The motion carried.
