Commission approves Brown Trail Estates final plat for two lots

The Bedford Planning and Zoning Commission on March 26 approved the final plat for Brown Trail Estates Addition Block A, Lots 1 and 2 (case plat 25-5), allowing the subdivision of the property into two residential lots. Planning staff said the lots will each be a little over 10,000 square feet and that water is existing but sewer will need to be extended before any building permits are issued.
Planning staff summarized the parcel’s history and compliance with zoning, noting the property was rezoned in late 2024 from R-15 to R-9,000. "This is a final plat ... the lots comply with zoning," said Wes, the planning staff presenter, and added that an existing emergency siren on Lot 1 will remain subject to a recorded easement. Commissioner Kate Barlow moved approval; the motion was seconded and the chair announced the plat was approved. Staff noted the lots have not been sold and that sewer extension is a condition before development can proceed.
