Planning board approves lot split of Bellbrook school property into two parcels

The Bellbrook Planning Board voted to approve Planning Board Case PB-26-01 on March 19, 2026, allowing the Bellbrook Sugar Creek School Board of Education to split the single 7.664-acre parcel at 60 East South Street into two lots: Parcel 1, totaling 1.735 acres, and Parcel 2, totaling 5.929 acres. A staff member told the board that staff is recommending that the planning board consider the request as presented.
Louis Rianso, the surveyor for the project, said he conducted the survey for the school board and described existing easements and access arrangements. "I think it fits all the requirements of the city and the county," Rianso said. Board discussion focused on parcel boundaries and existing driveways; no development plan was under consideration as part of the lot-split application.
A motion to approve the lot split was moved and seconded; the clerk recorded votes reading Mister Bennett — yes; Doctor (recorded as) Dolan — yes; and Mister Tuttle — yes. The clerk announced that the motion carries. The board closed the public hearing and adjourned with no further business.
