The Bryan Planning and Zoning Commission voted April 2 to recommend rezoning the property at 600 East North Avenue from Retail District C-2 to a multifamily residential district and forwarded the recommendation to the Bryan City Council.
City planner Mikaela Dickinson told the commission the 1.11-acre site is currently occupied by an abandoned single-family home and accessory structure, and that the future land use plan encourages multifamily development as a transitional buffer between retail to the north and single-family to the south. Dickinson said staff recommended approval and that 25 public notifications were mailed with no responses. "Staff believes it's compatible with the surrounding land uses and would serve as an effective transitional use," she said.
Applicant and owner Danny Hannon told commissioners the plan is to build townhomes and to retain ownership rather than subdivide into condominiums: "Our plan would be to maintain ownership, and they would be townhomes," he said. Commissioners asked whether the applicant’s concept statement (two stories, 12 units) could be enforced; staff replied that straight rezonings cannot carry conditions but that site-plan notes can be added during the site development review process. The commission moved to recommend approval and the motion passed unanimously.
