The planning commission approved the Compass & Key Industrial Park development plan (PSDP‑26‑3) March 16 after staff confirmed the proposal met UDO standards for an I‑2 district, landscaping and loading screening but asked the applicant to correct architectural elevations that listed an incorrect top‑of‑parapet height.
Staff described two proposed 40,500‑square‑foot industrial flex buildings with a combined 94 parking spaces and screened loading docks. Staff noted the site is outside Brownsburg's water and sewer territories and that stormwater review remains ongoing; Westler (engineer) is reviewing the applicant's submittals. The architectural elevations listed a highest point as 128 feet, which staff and the applicant agreed was an error (architectural elevations indicate roughly 24.5 feet). Kevin Steely of Terracyte Development said he was unaware of the architectural submission error and committed to revising the plans.
Commissioners asked clarifying questions on stormwater and the age of the traffic study; the applicant said the use has not changed and the study remains appropriate for the site. A motion to approve PSDP‑26‑3 with staff conditions passed by voice vote; the approval is conditioned on resolving outstanding technical comments and correcting the architectural labels before permits are issued.
