Planning Commission Reviews Comprehensive Plan Edits, Directs Edits on Lot‑Size Transition and Water References

The Planning Commission held a Comprehensive Plan work session after the regular meeting and reviewed proposed edits to the draft plan. Director Toby Stewart led commissioners through changes including the recommendation to strike language that would create a ½‑mile transition zone permitting 10‑acre minimum lots, the addition and definition of Managed Growth Areas (MGAs/ETJs), and updates to maps and interlocal agreement overlays. Stewart said he recommended placing a period after the words “40 acres” and striking the remainder of the paragraph that referenced the ½‑mile transition zone; commissioners agreed.
The Commission discussed density definitions, the role of subdivision regulations in setting development standards, and water planning. Stewart said the BOCC directed staff to remove references to regulating water wells from the draft plan and that a county task force is evaluating wholesale water supply options (including possible service from El Dorado Lake). Director Stewart will present the final plan to the Planning Commission on May 5, 2026 and then to the Board of County Commissioners for approval on May 26, 2026.
