The Cody Planning, Zoning & Adjustment Board approved a special exemption on May 7 allowing a front-yard setback reduction at 1714 18th Street. Staff explained the lot currently spans two lots and the owner proposes a boundary-line adjustment to put each apartment and dwelling on its own lot; that process creates a new front-yard lot line and makes the existing structure nonconforming without the exemption. Jenny (staff) told the board the proposal is primarily a cleanup of lot lines and that the property owner has not indicated any pending sale.
Carla (committee member) moved to approve the special exemption with staff’s three recommended conditions. Staff read the conditions: the boundary-line adjustment must be finalized and submitted within 180 days of approval; any future development must meet setbacks in place at the time of that development or seek a new exemption; and separate utility services must be established to each reconfigured lot prior to recording. The motion carried by voice vote and the chair declared the agenda item approved.
