Owner and applicant Greg Blanchard of Chem Fabrication presented the request and said the replat would consolidate parcels to facilitate an expansion of existing operations. "We're spending over there just just on this project, dollars 6,000,000 or so just in this phase of it," Blanchard said, describing near‑term capital investments and an expansion of fabrication and on‑site cleaning services.
Commissioners emphasized the narrow scope of the replat decision: the commission is only being asked to approve revised lot lines, not to grant zoning changes or operational permits. A commissioner asked whether the replat would combine the property into "one piece of land" and members confirmed that is the request under consideration.
During the discussion, commissioners asked applicants about stormwater, ingress/egress and whether large equipment would increase wear on local roads. Blanchard said he had procured seven additional acres adjacent to the site to improve traffic flow and drop‑off operations and that engineering consultants had been engaged to address circulation and containment.
The commission's recommendation sends the replat to city council so the council may set the joint public hearing. The applicant may seek subsequent zoning or permit approvals at later hearings; those matters were not decided at the March 29 meeting.
