Cleburne council approves three sign-code variances for proposed gas station on West Henderson Street

The Cleburne City Council voted unanimously to grant three variances requested for a proposed quick trip gas station at 1996 West Henderson Street. A city planning staff member said the property is zoned regional commercial and within a freeway overlay and that the proposal includes two detached signs (the code limits one), a 65-foot pole sign with a 6-foot brick base and 292 square feet of area, and an LED price indicator. The staff presentation noted the sign code allows a 20-foot maximum for a single-tenant pole sign and 100 square feet of area, and that the applicant cited nearby multi-story hotels and visibility from Highway 67 as justification for larger signage.

During questioning, council members raised whether the current sign ordinance accounts for freeway or Loop-fronting parcels; staff replied that the code was revised within the last two years and has no special exceptions for freeway properties. A motion to approve all three variances "as presented" passed unanimously. The council asked a brief follow-up about construction timing after the vote; the applicant said work would begin when feasible and staff offered assistance.
