Several homeowners who live directly across Evergreen from the proposed site described significant concerns they want the commission to weigh.
Deirdre Rickard, who said her house sits immediately opposite the proposed store’s back of building, described the expected impacts: year‑long construction noise, permanent exterior lighting shining into bedrooms, increased delivery traffic and loss of view. "We will be directly and significantly impacted," Rickard told commissioners. She asked whether mitigation or financial compensation could be considered for owners who may lose property value.
Other neighbors raised safety concerns about pedestrian crossings, vagrancy in nearby open lots, and semis parking on local streets. Residents asked that staff and the applicant consider moving the transit stop away from the residential frontage, keep the rear signage and lighting minimized, and enforce delivery‑hour limits and enhanced landscaping to reduce visibility and noise.
The applicant responded on the record saying loading would be oriented toward I‑5, landscape buffers would be layered between commercial and residential zones, and the company would employ loss‑prevention measures and cart containment. The applicant did not commit to financial compensation for homeowners.
