The Board of Adjustments approved a variance that will allow a six‑unit apartment at 4404 East 25th Street to be built with a reduced lot width of 64 feet (code: 100 feet) and a reduced side structural buffer of 7.5 feet (code: 15 feet). City planning staff recommended approval, noting the property's platting predates the city's current code and the request falls within the code's 50% variance allowance.
Travis, the planning staff presenter, told the board that "staff would recommend approval for both these items, the reduction of the buffer yard and the reduction of the required lot width," and explained that parking requirements are tiered by bedroom count. Mason Cagnola, representing owner Paul Pierre and Sweetwater Construction, said Pierre bought a substantial portion of the area in 2006 and plans buildings that match the footprint and architecture of nearby multiplexes.
Residents and board members pressed the applicant about traffic, on‑street stacking near nearby Super Nagle Elementary, parking and impacts on single‑family neighbors. One board speaker noted, "That's gonna lower the value of the single dwelling homes there," and staff responded that the development code requires parking per dwelling unit and that the developer would meet those standards. After discussion the board moved to grant the variance and the motion carried.
