Travis, the city planner, told commissioners that the Economic Development Corporation owns (or is acquiring) a large tract intended for mixed-use retail with residential behind it and that development is moving quickly. "This tract is 20 in the rear, and this tract is 14 ... This is coming down the pipeline pretty quickly," Travis said, adding that "this this should be breaking ground, the end of this year or beginning of next year." Commissioners agreed staff should retain the tract as mixed-use on the map to align zoning with the EDC's planned retail-first development.
Members noted the tract's size and proximity to existing drainage easements and county ownership of certain drainage features; staff reminded the commission that buffers and design standards will apply to commercial frontage. The commission did not place additional constraints on the EDC tract and directed staff to reflect the mixed-use designation in the final map packet.
