Commission members focused early discussion on 4510 42nd Street, a large single parcel previously considered for a split zoning approach. Chair Bruce Henderson argued the entire lot should be zoned auto‑centric to make future commercial development, including restaurants with parking, feasible: "This is one of the biggest lots in our entire city ... If somebody wanted to put a full restaurant in there, this is one of the few places where there's enough room for parking," Henderson said.
Staff told the commission that the legal description treats the site as a single parcel and that splitting for zoning would not avoid future rezoning needs. Planner Travis recommended keeping it a single zoning district and said staff prefers auto‑centric for compatibility with surrounding uses and existing buffer-yard requirements: "I would recommend auto centric," he said. Commissioners reached consensus to designate the lot auto‑centric; Philip Lipoma seconded the move and the commission recorded assent.
