At an informal review the applicant team presented Causeway Commons, a proposed 43.3‑acre planned unit development on land southwest of the Post Road (SR‑161)/University Boulevard roundabout.
Zoning attorney Aaron Underhill said the project would deliver roughly 500,000 square feet of office and R&D space, two hotels, an event center, retail including a proposed market‑style grocery and a large central green spine. “All in all, this constitutes what we believe will be over a $900,000,000 investment in the project between public and private improvements,” Underhill said, asking the commission for feedback on setbacks, heights and building uses during the preliminary review.
Gilly Zofan provided market context, citing a 2025 trade‑area analysis and noting the site’s proximity to US‑33 and Costco as regional demand drivers. Daniel Ayers, the project planner, walked the commission through the conceptual site plan, describing a stepped massing strategy with taller office buildings at the perimeter, a central green and pedestrian connections intended to tie the site to surrounding corridors and a future signature trail.
City staff reiterated that the submission was an informal PDP and rezoning request (no vote required); staff asked commissioners for feedback on perimeter setbacks, building heights and transitions to adjacent neighborhoods, and noted the community plan recommends mixed‑use center character and building heights generally between two and eight stories. The applicant and staff both said a traffic impact study and an MOU with city engineering and the applicant’s traffic engineers are in progress; the applicant estimated that study would be complete in roughly 60 days.
