Developer: 200 single-story, built-to-rent homes with gated amenities proposed for DeSoto site

Applicant Josh Eady said Next Metro Communities specializes in single-story "build-to-rent" products and described features of the proposed Avila/Dogwood Canyon community.
"Everything we build is 1 story... It's a duplex with the 1 bedroom homes attached by 1 wall and then a 2 bedroom and 3 bedroom home that are 4 independent walls with private backyards," Eady said. He described luxury finishes and amenities such as a clubhouse, pool, dog park and gated access. Eady said units would be individually metered electrically via a master meter and digital read submeters and that the developer typically completes required public improvements at the start of construction to secure permitting and certificates of occupancy.
The applicant said the product is operated as a single business entity (not individually sold lots) and that the site plan limits future changes; Equity Trust Companies was named as the property owner in staff materials.
