The Board approved a special exception (BOA260004) for an existing accessory pool-house structure at 1600 South College Avenue that encroaches into rear and side setbacks.
Planning Director Lisa Hannan explained the replat process revealed a rear-yard encroachment of 3.2 feet (existing distance 6.8 ft vs required 10 ft) and a side-yard encroachment of 0.1 feet (2.9 ft vs 3 ft). Hannan said these deviations can be approved via special exception for existing structures and that staff notified 17 nearby property owners with no written responses.
Lisa also clarified that the new carport referenced in staff materials will be handled separately through planning and a specific-use permit and is not part of the special-exception approval. A board member made a motion to approve the special exception (mover reported as Mason; second reported as Jay) and the board voted by voice to approve item BOA260004.
