The Huber Heights Planning Commission approved the detailed development plan for Creekstone Bluff (DDP‑2527), a 104‑lot subdivision on about 37.99 acres at 4460 Fishburg Road. The motion to approve, cited in staff’s memorandum dated 12/03/2025, carried on a roll call vote of 4–0.
Planning staff explained the detailed plan largely matches the previously approved basic development plan and described several conditions: dedication of additional right of way so the sidewalk lies fully within the Fishburg Road right of way, extending certain Fishburg improvements to the west property line, placing sanitary lines in public easement, and requiring a future entry sign no taller than six feet. Staff also relayed a fire department request that the emergency access be a hard decorative surface (not simply grass) to clearly indicate its use. “The applicant has done all 4 of those, and is fully compliant with the conditions that were host, by the basic development plan,” Aaron Sorrell said, recommending approval with the listed conditions.
Jim Lipnos of Rockford Homes told the commission Rockford “agrees to the 3 conditions as submitted by staff,” and offered to return with a signed package and revised engineering drawings. The commission approved the plan and directed staff to require revised record plats and updated engineering drawings before final sign‑off.
