Hurst council approves first reading for 7 Brew Coffee site plan with two‑lane drive‑through

The Hurst City Council approved on first reading Ordinance 26‑19 to permit a 7 Brew Coffee shop and two‑lane drive‑through at 770 Greybine Highway in the Lowe’s shopping center.

Planning staff presented a site‑plan revision showing an approximately 1,820‑square‑foot building, a two‑lane drive‑through with a 28‑car queuing lane, two landscaped islands to be built in coordination with Lowe’s and a monument sign on Precinct Line Road. Staff noted the proposal retains three live oak trees on the property and that the proposed sign would not be in a utility easement or the public right of way.

Channing Lackland, director of real estate for the franchisee, told the council the operation is beverage‑only and designed for rapid service: “From the point that somebody places their order on the iPad to the point where they drive off with their drink is an average of 3.5 minutes.” He said staff will use a “Chick‑fil‑A type model,” greeting customers at the car to keep the queue moving and reduce congestion near Lowe’s truck access.

Council members asked about trailer access and queuing near heavy truck traffic at the Lowe’s entrance; the applicant said that trailers would not be expected to pass through the drive‑through, and that site striping and a bypass lane would help circulation. A council member moved to approve the ordinance on first reading and the motion carried by voice vote.

The approval is a first reading; the ordinance will return to council for a second reading and final action. The public hearing for the item was held and closed before council discussion.
