Commissioners approve infrastructure plan for 421-space Buffalo Creek manufactured-home community

The Johnson County Commissioners Court on March 9 approved an infrastructure development plan for the Buffalo Creek manufactured-home rental community (MHRC) in Precinct 4 after questions from commissioners about density, emergency services and utilities. Miss Vanderlyn told the court the developer met county requirements and that the project includes approximately 420–421 spaces.
Leslie Reel, the civil engineer for the project, described utility plans and access: "The treatment plant is tucked into the development ... It discharges into that creek that runs through the property. It's 0.1," she said when clarifying the plant's capacity. Reel said a roughly two-mile waterline extension down FM 4 has been designed to supply the development. Commissioners pressed on the impacts to volunteer fire and police resources and the long-term ability of local services to serve a dense rental community; staff and the applicant said the main entrance will be on FM 4, a secondary access will meet fire-code requirements and the developer plans fencing and screening along the highway.
After the presentations and questions, the court approved the infrastructure plan. Commissioners asked staff to remain mindful of fire and public-safety implications as part of long-term county planning.
