Staff breaks down the projects behind Glenn Heights'''s "1,100 homes" figure

City Manager Cliff Blackwell and planning staff explained at the June 8 joint meeting that the shorthand figure of 1,100 homes is the aggregate of several separate projects rather than a single master development. Blackwell listed Valencia Estates (about 391 single-family lots plus an allowance for up to 400 multifamily units), Stewart Farms (roughly 300+ single-family), Elegance at Bear Creek (about 150 single-family) and other smaller additions.
"So just mathematically that you're already up to 1,000," Blackwell said while walking council through the counts. Council members said the city needs to convert those rooftops into a strategy for attracting commercial development—retailers, they said, look for demonstrated rooftops but also conduct their own market analyses. Several council members urged an aggressive economic-development and marketing plan to leverage the rooftops and Loop 9 corridor access.
