Council approves reduced parking ratio for 1.25-acre retail parcel to accommodate Bahama Bucks and other uses

Forney City Council on March 17 approved an ordinance amending development standards to change the parking ratio on approximately 1.25 acres of retail property (where Bahama Bucks is the anchor tenant). Peter Morgan, planning staff, explained the request seeks to reduce the off-street parking requirement from 1 space per 100 square feet to 1 space per 250 square feet on that specific parcel to allow other retail or drive-through uses to occupy the remaining spaces.
Tony Morris, the property owner and Bahama Bucks operator, told the council that his business model involves quick turnover and that customers do not occupy parking spaces for extended periods, constraining how the building can be filled without a lower parking ratio. No members of the public spoke at the public hearing on this item. Mayor called the vote after a motion from Councilmember Schlenzker and a second from Councilmember Weatherford; the motion passed and the ordinance was assigned No. 26-11.
