For PB3024 (570 Main Street), the board: (1) declared itself lead agency under SEQRA; (2) adopted a negative declaration; and (3) approved the site plan with more than 60 conditions covering traffic/parking, construction mitigation (including monitoring and accommodations for Howland School), workforce participation plans, garbage handling and limits on garage ventilation facing the new park. The applicant accepted the conditions on the record.
For PB1126 (Iona Preparatory School, 255 Wilmot Road), the board: (1) declared lead agency; (2) issued a negative declaration; and (3) approved site plan changes for bleachers, press box, concessions, ADA access and permanent field lighting, with conditions including a minimum 6‑foot gate across the Stratton Road driveway, routing to ensure primary campus entry from Wilmot Road, and 3–4 off‑duty police officers on home football game days to limit neighborhood overflow parking.
