Attorney Mark Blanchard and the project team told the board they reduced the Pelham Road redevelopment from four units to three and eliminated two variances, but several variances remain and the board urged further reductions and clearer parking/driveway plans.
Blanchard argued the project repurposes an abandoned commercial auto‑repair site into multifamily units and that the revised filing “buttressed in favor and supplemented in favor of the application.” Architect Tom Abalima described design changes including a hammerhead turnaround to avoid backing onto Pelham Road and reworked unit sizes to maintain economic viability after reducing a unit.
Board members said the FAR change remains substantial despite the reduction in unit count (about 700 square feet decrease) and asked whether a third off‑street parking variance was still necessary; several board members suggested the applicant resubmit with one more variance eliminated. The applicant requested, and the board granted, an adjournment to return with amended plans for the next available hearing date (applicant to reissue a revised denial letter and resubmit).
