Developers told the Planning Commission the final phase of the Canterbury subdivision will preserve a central historic quad and the view-shed of the old Banner/Oddfellows buildings while adding residential units and parkland. Chris Smarriga of Harris Smarriga said the project includes multifamily buildings, eight rental townhomes and fee-simple townhouses arranged around a preserved green and specimen trees.
Smarriga said the team will dedicate roughly 2.34 acres adjacent to an existing dog park — and has already provided the dog park in an earlier phase — bringing nearly five acres of open space overall in the project. He said, “We’re going to dedicate the 2.34 acres of park.” Commissioners asked about pedestrian connectivity to Thomas Johnson Middle School; staff confirmed FCPS does not support a new internal connection, and the developer said they will instead widen and rebuild Market Street sidewalks and pursue other on‑site shared‑use paths.
