Cole Hayden of Polar Engineering told the Planning Commission the plan covers addresses 1180 and 1200 West Patrick and would replace two separate stations with “one fueling station, Akerol Fuels, with 6 fueling pumps,” along with parking and a convenience store.
Hayden described several requested modifications tied to tight site conditions: reduced planting space for street trees because of utility easements, a sign placement that balances visibility and right-of-way setbacks, and screening on three sides of a trash enclosure. Planning staff said there is not yet a lighting plan and warned the State Highway Administration will review access because West Patrick is a state route; staff said any foot-candle spillover over lot lines would require a modification. The commission asked only clarifying questions; no public comment was recorded and the item will return in a future hearing for formal action.
