Matt Pike of South Coast Engineering presented a pre-application on behalf of Railroad Park Realty Trust for a single‑family dwelling with an approximately 160‑foot extension of Euclid Street to provide access to Map 7 Lot 210.
Pike described the proposed roadway section as an 18‑foot wide roadway consisting of a 16‑foot wide hot‑mix paved surface with 2‑foot gravel shoulders, and a modified hammerhead turnaround (50‑foot radius) to accommodate emergency vehicles. "The proposed extension is gonna consist of an 18 foot wide roadway, which is made up of 16 foot wide hot mix, 2 foot gravel shoulders," Pike said, explaining the design intent.
Board members and staff discussed whether the extension should meet town standards (20‑foot traveled way) or qualify for a waiver, whether the extension should remain private or be accepted by the town, and whether a turnaround and improved sight lines would be required before finding adequate access. Staff recommended that a drainage analysis and compliance with applicable road‑width standards would be necessary if the project advances.
