Chaffee County continues Garfield rezoning to Aug. 18 after staff cites ongoing use violations

The board continued a public hearing on a rezone request affecting several parcels in Garfield and set a new hearing date of Aug. 18, 2026 to allow the applicant time to cure land-use violations. Brandon Wolf, a county planner, reported the properties are currently zoned Rural Residential and that the applicant seeks Mixed Use Rural to allow commercial lodging in the future. "Approval of this rezoning will not allow the commercial lodging to commence, but is a required first step for the applicant to obtain that approval," Brandon said during the staff presentation.
Wolf also told the board he had evidence showing continued hostel-style activities and short-term lodging during the rezoning process and suggested the board require cessation of that activity before acting. An adjacent property owner, Alec McCarroll, spoke in favor of the rezone saying it could help revitalize historic Garfield and allow him to live and work there. Commissioner (speaker 3) moved to continue the matter to Aug. 18 to allow a 30-day cure period for the violation; the motion was seconded and approved by voice vote. The continuation leaves open the planning findings and any formal rezoning decision until the compliance issues are resolved.
