Commissioners approve appraisal and auction authorization for 100-acre parcel south of Lake Draper

Alva Brockus, Director of Commercial Real Estate, told the Commissioners the property east of S. Douglass Blvd between SE 164th and E Indian Hills Rd — south of Lake Stanley Draper in Cleveland County — had been under a 20-year commercial ground lease with Justin Rhodes Homes, LLC since September 2022 and that the lessee filed a development plat as required by the lease. Three Oklahoma Certified General Appraisers set a combined value for the two tracts at $950,000, and CLO staff recommended offering the tracts via public auction.
Governor Kevin Stitt confirmed details of the lease and noted the parcel’s development work including engineering and platting performed by the lessee. Commissioner Lindel Fields moved to approve the appraised value of $950,000 and authorize offering the two tracts in Section 36-10N-2WIM, Cleveland County as a single auction transaction; the motion was seconded by Commissioner Blayne Arthur and passed unanimously.
