Planning board conditionally approves Van Bortle Subaru parking expansion after stormwater concerns

R&H Architecture requested approval to demolish an existing residence and convert that lot to vehicle display parking for the Van Bortle Subaru dealership on State Route 96. The applicant said the proposal would add roughly 62 display spaces and that the design largely follows a prior approval that lapsed; they proposed replacing trees and matching existing site conditions.
Board members and La Bella Associates repeatedly flagged stormwater and grading questions. As one member put it, "This project... doesn't have any protection for the impervious area of which there is much." Town reviewers asked for a professional grading plan, confirmation of disturbance area, identification of tree protection on demolition plans, and a review of the existing stormwater facilities that receive the additional runoff into Mud Creek. The board drafted a condition obligating the applicant to provide design information to the town engineer; if an expanded or additional stormwater management facility is required, the applicant may need to return for a site plan amendment. The board approved the application 4–0 with those conditions.
