Rod Layton discusses shop replacement; commission says setback work will determine code compliance

Rod Layton attended the June 25 meeting (minutes included in the Aug. 22 packet) to discuss plans for removing an old chicken coop and repairing or replacing a shop at 7562 E 400 S. He asked about a north-side setback of approximately 2 feet and his plan to extend a pad to roughly 24x35 feet.
Commissioners reviewed the code for noncomplying structures and agreed that keeping additional concrete work outside the setback would allow the project to proceed without requiring a variance. The commission moved to recommend approval of the Land Use Permit for the shop repair/replacement on that basis.
Town staff advised the owner to preserve the existing pad where permissible and to present a final plan showing any work outside setback areas before permits are issued.
