The June 25 minutes included with the Aug. 22 packet record discussion of a proposed new home for Roy and Nancy Hales at 7256 E 100 S. The Hales and their contractor reported that an existing house on the lot would be demolished and the new footprint shifted to meet a 10-foot east-side setback.
Town staff and commissioners noted the lot is nonconforming with respect to frontage but is considered legally buildable. Commissioners emphasized the town's 35-foot maximum height limit and advised the applicants that the modified site plan is a significant change that requires submission of a new site plan to be attached to the Land Use Permit. The June minutes show the permit was approved with those conditions.
The record in the packet also references required state approvals for demolition. Any future changes to the site plan or elevations would need to be reviewed and approved by the commission before a building permit could be issued.
