Planning Commission approves revised site plan for Hanson home after move for drainage

Jared Anderson, representing Cadence Homes, told the Huntsville Town Planning Commission that the Hanson house on Sage Lot 17 (273 S 7900 E, Parcel #211770017) had to be moved from its originally planned north position to the south to address unforeseen topography and water-table concerns and to improve driveway drainage. "I had to move the house on my property due to topography issues and water table concerns," Anderson said, and he said the new placement respects the setbacks and centers the house on the lot.
TC Liaison Sandy Hunter reminded commissioners to consult the subdivision's buildable envelopes when reviewing the site plan; staff noted the site plan contained no wetlands and that there was no pre-designated building envelope for this lot. Commissioner Jeff Larsen moved to approve the Land Use Permit revision; Commissioner Liz Poulter seconded. The commission recorded Ayes from Chairman Allen Endicott and Commissioners Songer, Larsen, Poulter and Ferre and the motion carried. The commission did not attach additional conditions beyond confirming setbacks and drainage revisions. The decision concludes this agenda item; no further action was scheduled on the Hanson permit.
