The Huntsville Town Planning Commission voted Feb. 27, 2025 to approve a land-use permit for Sage Lot 14, located at 357 S. 7900 E., Parcel #211770014. Commissioner Liz Poulter moved to approve the permit and Commissioner Suzanne Ferre seconded; the commission recorded unanimous Aye votes from Commissioners Songer, Larsen, Poulter, Ferre and Alternate Henderson.
Town Clerk Shannon Smith reported she had discussed the town’s lighting ordinance with CW Land and emailed the Huntsville lighting code to the applicant prior to the vote. TC Liaison Sandy Hunter corrected the address listed on the agenda (357 S., not 375 S.) before the commission finalized the approval. The site plan and land-use permit form filed with the town note required setbacks and state that the R‑1 zone allows one single-family dwelling per lot and a minimum lot size of 0.75 acre for the zone.
The commission did not attach additional conditions beyond the standard site-plan review; Shannon Smith will update the town database with the approved permit. The site-plan documents indicate that any post-approval changes to the plan must return to the planning commission for review.
