The Planning Commission continued a section-by-section review of Huntsville Town Code Title 15 on Oct. 24, focusing on how the town will treat shoreline areas, wetlands and sensitive lands going forward. PCM Liz Poulter indicated she will prepare suggested edits to the shoreline (S-1) zone that "emphasize water protection" following recent annexation of nearby Forest Service lands into zones now designated S-1. Commissioners also discussed requiring delineated wetlands and floodplain mapping and including buildable-envelope markings on site plans for lots in Sage.
Members reviewed other parts of Title 15 during the meeting and in attached minutes from earlier sessions: suggested changes to the recreation zone (15.4), questions about the agricultural A3 zone (15.10) including short-term rental limits, and discussion of conditional-use-permit (CUP) renewal or time limits. Commissioners debated whether to remove or revise sensitive-lands landscaping wording and asked staff to integrate clearer language so the code better protects water resources while allowing appropriate uses. No ordinance was adopted; commissioners will continue drafting and will present specific language in future meetings.
