The Huntsville Town Planning Commission voted unanimously Oct. 24 to approve a land-use permit for a new home at 322 S 7900 E, a spec house in the Sage development (parcel #211770005). PCM Steve Songer made the motion to approve and PCM Suzanne Ferre seconded; the vote was recorded as all ayes (Chairman Allen Endicott, Commissioners Songer, Poulter, Ferre and Alt Commissioner Henderson). The applicant is continuing parallel work on a building permit while the land-use approval is in place.
Town Council liaison Sandy Hunter reminded commissioners that "since Sage has wetland areas, there is a buildable envelope for each lot," and the commission noted the site plan shows a pool but clarified that the approval covered only the main structure at this meeting. Commission discussion also referenced the town's 35-foot maximum building height for the R-1 residential zone and required that the final building plans comply with that standard and with erosion- and drainage-control measures shown on the submitted site plan attachments.
The land-use-permit paperwork included documented setback approvals and standard construction requirements such as on-site storm-water retention, straw wattles or equivalent during construction, and curb/streetsweep cleaning obligations. The commission did not separately approve accessory features shown on the plan (for example, the depicted pool) and left those details to subsequent permitting and inspections. The applicant and contractor may proceed with the building permit application consistent with the land-use permit conditions.
