The Salem Township Board approved a revised proposal from Jobe Inspection Service, LLC that establishes the 2025 building plan review and inspection fee schedule and authorizes Jobe to perform sewage-enforcement duties for the township, effective Jan. 1, 2025.
Approved items include building-plan-review minimums and tiered per-square-foot fees for commercial and residential work (e.g., Group R-3 single-family dwelling review fee $125; single-family inspection fee at $0.35 per sq. ft.), inspection charges tied to construction value for non-R-3 uses at $8.00 per $1,000 of construction cost, a re-inspection fee of $125 and an hourly inspection rate of $145 (one-hour minimum). The board also approved sewage-enforcement responsibilities to monitor percolation tests, review designs, issue permits, investigate malfunctions and review planning modules; complaint or out-of-permit-site visits will be billed at $145 per hour with a one-hour minimum. Resident questions about how the fees compare to other building-code officials and COG rates were raised during discussion.
The board voted unanimously to approve both the fee schedule and the sewage-enforcement arrangement; the fees will be effective Jan. 1, 2025.
