The Salem Township Board voted unanimously to permit a density increase for the Miranda Place site plan, allowing Cherry Hills LP (successor to Mark Drive LLC) to pursue a 31-unit townhome development in place of the previously approved 24-unit duplex-style layout, subject to detailed conditions.
Township Engineer input required updates to the stormwater control plan (PCSM), including revised impervious-area calculations and a comparison to previous detention designs. The board required FTMSA/DEP/township approval for the increase in sewer taps so the approved tap count will match the new density. The Engineer also recommended traffic calming measures on Mark Drive; the developer must provide a revised, recordable plan consistent with SALDO drafting requirements and supply HOA documentation. Solicitor Falatovich said, "The only thing being requested at this time was an increase in density," and outlined the procedural steps for final plan resubmission and Planning Commission consideration.
