The Salem Township Board unanimously approved a series of conditional subdivision and lot‑creation motions during its Aug. 21 meeting, each requiring plan revisions or additional documentation before final recording.
Motion highlights: the D'Aurora‑Russick side‑lot addition (.1787 acres) requires a signed non‑buildable waiver and an amended plan name; Lisa Domke’s proposed split into Lots 3 and 4 must show easements, life‑tenant signatures, and revised setbacks; John Randall Koenig’s plan to create an 8.4801‑acre Lot 4 for storage use must include a revised "Statement of Purpose," sewage verification and a note limiting commercial use until land‑development approval is secured; and Jeffrey Shaw’s new building lot requires mapping of private driveway access, a possible frontage‑modification request (200‑foot minimum frontage), and sanitary‑easement language. Planning Modules for several lots have SEO signatures, but Township and DEP approvals remain outstanding before development or recording.
All motions passed unanimously (Zundel, Trumbetta and Jobe). Solicitor Falatovich and planning staff emphasized that plat revisions, recorded easement language and required signatures must be provided prior to issuing permits or recording plans.
