Commissioners debated whether to add intermediate lot-size categories to bridge the gap between the county's one-acre minimum and higher-density zones. Several members argued that adding 0.25-acre or 12,000-square-foot lot options could make modest-density, market-rate housing more feasible while preserving infrastructure limits.
"If we're going to help address the housing thing at this level... we have to help the land developer be able to get density," said S9 (Committee member), who argued for making development paths predictable for smaller landowners. S7 (Andrew) said Sunrise can test proposals for 0.25-acre (about 10,000–12,000 sq ft) lot categories and evaluate where the future land-use map could accommodate them. Commissioners agreed to continue the conversation and asked staff to coordinate map overlays with the consultant.
