The Dinwiddie County Planning Commission voted Dec. 10 to recommend that the Board of Supervisors approve rezoning request PDash25Dash14, which would change a property from Residential Limited (R-1) to Residential Rural (RR-1).
Planning Director Mr. Bassett told the commission the parcel is slightly over two acres and that rezoning to RR-1 would remove the R-1 accessory-building size restriction that limits accessory structures to 50% of the dwelling's size. "It was suggested that they propose to rezone the property to the RR 1 Zoning District," Bassett said, and staff characterized the change as a downzoning consistent with the comprehensive land-use plan for the area.
Applicant John Warsh addressed the commission and identified himself: "My name is John Warsh, and I agree with mister Bassett. I own that property ... I'm not doing anything other than building a garage, just for personal use," he said. Commissioners asked whether animal rules would change under RR-1; Bassett explained permitted animal types are treated the same for the two districts and that staff saw the request as compatible with surrounding zoning.
After a brief public hearing with no outside speakers, Commissioner (speaker 6) moved to recommend approval to the Board of Supervisors; the motion passed in recorded confirmations. The recommendation will be forwarded to the Board for final action.
