Commission recommends Witt family rezoning to R-1, citing market and plan conformity
Summary
The Planning Commission voted 6-0 to recommend rezoning PD-25-10 from B-2 to R-1, saying the change would resolve a nonconforming condition and align the parcel with the county comprehensive plan; the case is scheduled for the Board of Supervisors Sept. 16.

The Dinwiddie County Planning Commission voted unanimously to recommend that the Board of Supervisors rezone a Witt family property from B-2 (business general) to R-1 (residential limited).
Staff reintroduced PD-25-10, saying the rezoning would bring a nonconforming property into conformance with the county comprehensive plan, which designates the area for suburban residential (R-1) development. The applicant's representative, realtor Erica Winn, said the owners have been trying to sell the property for about a year and that "most of the traffic that we've gotten is desiring to rehab as residential," a market factor she said supports the rezoning request.
Commissioners asked whether rezoning is the only practical route to allow residential modifications; staff confirmed rezoning to R-1 is the appropriate path. After a motion citing public necessity and good zoning practice, the commission voted 6-0 to forward PD-25-10 to the Board of Supervisors; the motion record indicates the Board will consider the case on Sept. 16.
