Commission approves rezoning to light industrial on West Ridge Road with design and screening conditions

On Sept. 2 the Hall County Planning Commission voted to approve a request by Valiant Services to rezone 1119 and 1137 West Ridge Road to Light Industrial (I-1) and to grant a variance reducing the required 50‑foot transitional buffer. Approval was conditional; the commission required a planted landscape strip parallel to West Ridge Road to screen outdoor storage in Phase 1, brick or stone facades on building end caps facing West Ridge Road, and a revised site plan addressing conditions before the Board of Commissioners hearing. Motion to approve passed 4-0 (Hunt absent).
Applicant representative David Elder discussed project phases and building dimensions and agreed to provide final building square footage and a revised site plan prior to the Board of Commissioners hearing. Director Beth Garmon said phasing could be acceptable from a planning perspective but advised confirmation with Engineering/Building Inspections for land disturbance permits. Conditions require final review and approval by the Director of Planning and Zoning or designee. Motion: approve rezoning and buffer variance with conditions (mover: André Castleberry; second: Frank Sosebee; vote: 4-0).
