The Hall County Planning Commission on Aug. 18 approved a variance to Section 6.2.6.B of the Gateway Corridor Overlay District for a proposed boat and RV storage facility at 6034 Lanier Islands Parkway. The 7.99± acre Planned Industrial Development site is under active development; several commercial permits are pending the variance decision. The commission approved the variance with conditions after the applicant agreed to limit the variance to the building elevations shown on a notated Exhibit A (motion by Frank Sosebee, seconded by Shannon Davidson; vote 5-0).
Planner Katie Greenway summarized the application and Tom Daniel, representing the applicant, confirmed the front-facing elevations along the roadway would adhere to GCOD standards. The commission’s approved condition reads in part: "A variance is granted to section 6.2.6.B to vary the GCOD architectural standards to allow for the use of more than 50% of metal siding on each building façade as shown on the concept plan labeled Exhibit A." The approval preserves gateway-compliant facades facing public roadways while permitting metal siding on perimeter-facing elevations shown on the site exhibit.
The variance includes standard zoning conditions requiring compliance with previous conditions of zoning and site-plan requirements enforced at the time of development review. The approval allows the project to proceed toward issuance of commercial building permits subject to the stated conditions.
