Board approves multiple Avamore townhome designs, asks for more fenestration and lighting detail

The Design Review Board approved a series of Avamore Village Center townhome applications (DR-2025-73 through DR-2025-78) presented together by Carl Baker of Tricidio Homes, but requested additional fenestration and articulation on long stucco side elevations and clearer lighting plans. Baker described the product as townhomes connected at garages with repeated floor plans and varied exterior elevations and color palettes.
Board members raised concerns that several end units present long, uninterrupted stucco walls facing common areas or pedestrian walkways and recommended adding higher transom windows or other glazing to bring natural light into dining and living areas without compromising privacy. "We're happy to put a few higher windows on that elevation to break it up," Carl Baker said in response. Planning staff (Barb Williams) flagged site-specific screening for mechanical units, driveway access clarifications for certain lots, and lighting conditions already included in staff reports. For each application the board appended site-specific conditions requiring additional glazing/fenestration on identified end units and asked the applicant to clarify recessed lighting locations; those items will be reviewed by staff and designated board members. Each motion to approve the individual DR files was seconded and carried by the board.
