County approves appraisal to pursue Jackpot 'Coyote Creek' affordable-housing proposal

Summit Edge Development partner Taylor Bennett (S5) presented a preliminary plan for a 55-acre residential development in Jackpot called "Coyote Creek," proposing a mix of manufactured homes and stick-built housing in phases. Bennett said Phase 1 would include an initial 13 units, followed by larger phases to reach about 157 lots and a $5.4 million construction investment over approximately four years.
Commissioners discussed performance milestones, deed-transfer options, and use of county-held land to enable affordable pricing. The board approved an appraisal to establish market value as the first step in negotiations. "The initial phase is comparatively small...we intend to develop affordable housing," Bennett said. Commissioners signaled interest in reversionary clauses and performance requirements if the property is deeded for economic development.
