Center Capital Partners requested a rezone from Planned Commercial Development to Light Industrial and a special use to allow outdoor storage, vehicle sales and major vehicle repair on a 3.58± acre parcel operating currently as vehicle sales and equipment rental. Neighbors objected that existing operations and potential changes do not match the residential character, raised concerns about noise and nighttime alarms, and sought better site maintenance.
The Commission approved both the rezoning and special use with conditions, including decorative fencing and brick columns along Lanier Islands Parkway, paved parking, non‑spill lighting, a 10‑foot planted strip adjacent to the Parkway, limits on outdoor storage near the Parkway, precluded uses, and restricted hours of operation to Monday through Friday 7:00 a.m.–5:00 p.m. The motions carried 3‑1 (Davidson opposed).
