Harborcreek Township supervisors voted to approve Penn State Behrend's final land-development plan for the CMC building at Knowledge Parkway and Merwin Lane.
Planning staff presented the final site plan, saying the building footprint was reduced from 40,000 square feet in the preliminary plan to 27,641 square feet in the final plan, that existing parking would be shared, and that six loading spaces and a service lane were included to serve multiple tenants. "The preliminary plan showed it at 40,000 square feet, and the new final site plan, it's at 27,641 square feet," planning staff said during the presentation.
Professor Tom Do of Penn State Behrend described the park's economic role, saying Knowledge Park houses 22 companies and brings roughly 400 people to work there each day. "The park is healthy and doing well," he said, noting past tenant turnover but adding that the development is an important revenue generator for the township.
A supervisor moved to approve the development per the planning commission's recommendation; the chair seconded, and board members voted in favor. Supervisors thanked the presenters and said they welcomed the continued partnership with Penn State Behrend.
The board noted outstanding technical items the applicant must still provide before final engineering sign-off, including the township engineer's review letter, erosion-and-sedimentation approvals, PDS permits and a sewer-availability letter.
