Several Miami County residents urged the Plan Commission to consider traffic and safety risks at a proposed retail site near 400 N. Resident Janet Donaho said the parcel was "very close to the highway and located at an accident-prone intersection," and asked the board to ensure any parking meets ordinance requirements.
Jamie Hopper noted the property is "already zoned Business-3 to allow a retail facility on that parcel," clarifying that zoning allows retail use but does not resolve site-level design or safety issues. Project representative Andrew Rossell told the commission there are "no plans of right-of-way taking or closure of this area" and that the applicant has been in discussions with INDOT real estate; he added that multiple agency reviews (INDOT, IDHS) still must be completed. Staff member Corey Roser said traffic management and mitigation would be addressed through a later Developmental Plan Review Process, and Tori Pindell urged reduced parking if it would lessen runoff.
